Frequently Asked Questions

How do you choose my roommates?
The Valencia application has been carefully prepared with a short questionnaire to assist our staff in matching potential roommates. Your answers are very helpful in the process. Tenants may arrange for their own co-habitants if they prefer.

I heard about your GPA discount plan. How does it work?
Valencia would like to attract the very best students to add to our special environment. We provide GPA discounts of 5-10% off the basic rent for cumulative GPA's from any four-year institution starting at a 3.0 GPA. Many students realize an annual savings of over $200.

How do I secure a private room for next year?
Once your application is submitted, it is reviewed and references are checked. Upon approval, a lease agreement is prepared for your review and signatures, including a parent or other guarantor. A security deposit will secure your room until the balance of your move-in rent and other costs are due.

What kind of internet connections are available in your apartments?
Each bedroom is individually wired for its own phone lines, so some students use their dial up modems. We, the staff, recommend that students consider signing up for the Charter Pipeline which is a digital cable modem access. Students arrange for this service themselves and share the cost with their roommates. We recommend that tenants wait to arrange this service until move in time because the cable company will offer special package deals that include cable television and special student rates. The Charter Pipeline is also the internet access that is available in our Recreation Computer Lab. Use of the computer lab and its internet access is free to all tenants.

How may people can live in one apartment?
Valencia's town home apartments are all three bedroom. We only allow one person per bedroom, so there is a maximum of three people per apartment.

What qualifies one applicant over another?
Valencia leasing staff gives priority applicants who have a least one year of verifiable rental history. Those tenants lacking the rental history requirement may submit at least two letters of recommendation in lieu of the rental history. Valencia management will accept letters from prior employers, teachers, principals, counselors, clergy or etc.

What is a Guarantor, and do I have to have one?
All applicants must have a Guarantor. A Guarantor is someone, usually a parent or guardian, who will guarantee that you will financially fulfill your lease agreement. They are the party who will be responsible for your rent if you cannot fulfill your obligation. Applications will not be processed with out a Guarantor.

How long will it take to process my application?
Applications are usually processed in two to five days. But, during peak leasing time our staff can get backed up and processing can take up to two weeks.

Do you have tours available?

Tours are available of our complex year around, but a model apartment is only available for viewing during peak leasing season (usually February through June). The leasing office hours are usually 9am to 5pm Monday through Friday. Some weekend hours are available, please call in advance to check times.
