Dear Applicant,
Valencia offers the student renter an opportunity for
townhouse apartment living in a quiet, well-maintained
complex. Each resident enjoys a private bedroom and can
choose from several flexible lease plans designed for the
student renter.
Our facility includes a heated pool, computer lab with
free Internet connection, big screen television lounge, ten
laundry rooms, fitness center and 24 hour staffing for your
after-hours convenience. Valencia also offers a
“good student” rent discount of 5%-10% for full-time students
attending a four-year college, if you took at least 12 units
and earned a GPA of 3.0 or higher.
We also accept MasterCard or Visa credit card payment for
deposits, rents and other fees. We can take credit card
payments by phone or email once we have a signature-on-file
form from the credit card holder.
Valencia gives preference to applicants with a prior,
verifiable rental history. University dormitory residence
can satisfy this requirement provided you receive a good
reference. Applicants with no prior rental history who wish
to be considered should have, at a minimum, one year’s full-time
college enrollment or employment history and strong personal
references from teachers, neighbors and employers. Please
do not list personal or family friends as your rental
references.
All applicants must have a Guarantor, usually a parent,
who will guarantee your financial and personal performance.
We run a credit report on each applicant’s Guarantor so we
must charge an application fee of $20, due when the application
is submitted.
Read the enclosed application form carefully including
the Cancellation Policy section. Return your completed
application to the leasing office and once you have been
approved, you will have 10 days to sign a lease and pay a
deposit of $500 in order to hold your position and guarantee
your residency at Valencia. If you submit a deposit in advance
with your application and you are not approved, your deposit
check will be returned.
