Deposit: Holding/Security Deposit pre-paid with approval of your application.

Refundable after the end of your lease, with deductions for unpaid rent, cleaning and damages. If your application is not accepted your deposit check will be refunded. If an applicant who has been approved cancels after approval, applicant’s holding deposit is subject to Valencia Apartments’ Cancellation Policy. With a signed lease, the holding deposit becomes the security deposit and is subject to the lease terms.

Utility Fee: A fee that covers all basic utilities (gas, water, trash, and electric).

you pay three quarterly payments of $200 each. Cable TV and phone are optional and tenant must personally order these services.

Parking: General parking is free for residents - parking permit required.

Covered carport parking spaces are reserved and require an annual pre-paid, non-refundable and non-transferable fee.

Monthly Payment Plan: Rent payments are due on the 1st day of each month,

and late after the 5th. A late fee of $25 is added for payments received after the 5th. Move-in costs include: pro-rated first month rent; utility fee; and parking fee if applicable. Subsequent rent payments due on the first day of every month. You will make a final rent payment for the last month of your lease (last month’s rent is not paid in advance)

Quarterly Payment Plan: Tenant pays three months at a time as a convenience -

no discount available. Move-in costs for quarterly payment plan includes: pro-rated first month rent + next two months; utility fee; and parking fee if applicable. Subsequent rent payments are due November & February (Cuesta) or December & March (Poly). For annual leases you will make one additional quarterly payment in May (Cuesta) or June (Poly).

Financial Aid Quarterly Payment Plan: Similar to the Quarterly Payment Plan,

but payment due dates are extended until Financial Aid disburses funds. A copy of your Financial Aid Award Letter must be submitted at least 45 days prior to move-in. Payments are then due the 1st week of each quarter.

NOTE: Accepted applicants will receive a payment worksheet with the

scheduled rent payment amounts and due dates.
